Background
Work is now under way to deliver the much-anticipated c£375m Silverthorne Lane regeneration project in Bristol’s Temple Quarter. The development received unanimous planning approval by Bristol City Council’s Development Control Committee in August in 2020, and was referred to the Department for Levelling Up, Housing and Communities for final approval. In April 2022 the development was given the green light to proceed by the Housing Minister with regeneration work getting under way.
The Silverthorne Lane regeneration project
The regeneration of Silverthorne Lane consists of six plots, all with planning permission in place:
Plot 1
Outline planning permission for new building providing employment, research and learning space to be delivered by the University of Bristol as part of the adjacent Temple Quarter Campus.
Plots 2- 4
Full planning permission for a vibrant new canalside community of homes and commercial employment space to be delivered by Bristol-based developer, StudioHIVE.
Plot 5
Full planning permission for Oasis Academy Temple Quarter - A long-awaited new secondary school and sixth form delivered by the Department for Education which is now under construction.
Plot 6
Full planning permission for a development of purpose-built student accommodation which is now under construction, following a revised planning application in 2022.
The Iron Works: Revised proposals for Plot 2 & 3 (UPDATED AUTUMN 2024 FOLLOWING PLANNING SUBMISSION)
Since planning permission was originally obtained, there have been a range of changes to building regulations and national policies relating to Biodiversity Net Gain and building safety. The market context has also changed significantly in the years since the original planning consent.
For these reasons, there has been a need to review the plans for the residential-led development at Plot 2&3, in response to the changing regulatory and policy context. This in turn has provided an opportunity to identify enhancements to the proposed residential development and public realm, creating The Iron Works - a vibrant new canalside community in Bristol’s Temple Quarter.
While there is a planning permission already in place for Plot 2&3, the improvements being proposed require a new planning application to be submitted for The Iron Works. The remainder of the Silverthorne Lane development is unaffected, with work already well under way on various elements. In addition, the restoration of the ruined Grade II listed Erecting Shed at Plot 4, immediately adjected to Plot 2&3, is unaffected by the changes.
StudioHIVE established this dedicated consultation website to provide an opportunity for the community to view the emerging design enhancements prior to submitting a new planning application to deliver The Iron Works at Plot 2&3 Silverthorne Lane This consultation took place during the summer of 2024 and we have since updated this website with information about the planning application submission.
We also hosted a webinar information event at which we presented the plans and provided an opportunity for you to ask questions of the project team. This took place on Tuesday 30 July 2024 at 6.30pm.
Planning application autumn 2024
Following our consultation during the summer of 2024, our planning application for The Iron Works has now been submitted to Bristol City Council and is available to view on the Council’s planning portal here.
